Comprehensive renovation and refurbishment of two buildings at Gran Vía 619 and 621 for their new use as a hotel

Although the planned building encompasses two plots with two property tax codes, it is a single building that will be refurbished for its new use as a five-star hotel with all the services expected of this category.
The two buildings will be refurbished, maintaining the listed façade of number 619 which dates from before 1932. The building at number 621 was constructed in the 1960s.
The two buildings are currently connected to each other on several floors.
The project involves reorganizing the roof structures, removing the current ones that border the party wall on the Gran Vía side and detract from the building's appearance. The purpose of this intervention is to enhance the building's look and the views from Gràcia Boulevard.
The project includes two basement floors, a ground floor with a mezzanine, and six additional floors, including a loft and a penthouse.
Currently, there is a mezzanine floor raised 1.8 m above street level, creating a semi-underground ground floor with limited options and a low-height mezzanine. The project proposes raising the mezzanine floor and the current semi-underground ground floor to a single floor slab at street level, which would generate a high ceiling on the ground floor and at the same time a double-height ceiling in the basement, thus creating two floors.
The façade of the building at number 619 will be completely restored, with the only change being to make openings on the ground floor taking advantage of the existing ones. The new façade for the building at number 621 will be designed in line with the heights, proportions, and materials of the façade that is being retained.
The project has been designed according to the applicable national, regional and local urban planning and building regulations (CTE, other regulations and provisions), always bearing in mind that this is a refurbishment project.
